Frederikssund is a steady growing municipality located northwest of Copenhagen. As of 2018, there are more than 45,000 citizens in the municipality. The city borders Roskilde Fjord to the west and green fields to the east. Frederikssund has plenty to offer such as its own stadium,harbour and a local glider landing ground. A range of different companies are located in the municipality, with the multinational catalysis company Haldor Topsøe being the largest employer. Additionally, Frederikssund is home to some of the fastest growing companies in Denmark, awarded by Danish business magazine Børsen, such as Mountain Top Industries ApS and CPH Trucking ApS.
The property is located just north of the centre of Frederikssund, which can be reached within a few
minutes by car, and just 1 km from the S-train station, connecting the area to Copenhagen. Furthermore, the property is located close to ring road 53, which connects Hillerød to Holbæk, and Frederikssundsvej, which leads directly to the centre of Copenhagen.
The area is ideal for residential units as it is very close to the city centre of Frederikssund, which includes numerous restaurants, grocery shopping opportunities and a pedestrian street. Additionally, besides numerous recreational areas, the area is also in close proximity to the hospital, a municipal primary and lower secondary school as well as several upper secondary schools and a wide variety of big-box retailers such as Silvan, Stark and Jysk.
The plot is currently known for its prior housing of the Waskönig & Walter office. The plot consists of 5,451 sq m divided on five cadastral plots. There are currently six vacant buildings located on the plot. The project suggests that all cadastral plots are combined under one, and that all existing buildings are demolished in order to construct two buildings of up to five storeys or 23 metres above ground at Kocksvej and Lundebjergvej. Residential units with lift and parking are projected, and the units on the top floor to the west will have a view of Roskilde Fjord. The number of units is flexible, as long as the local plan is met. Additionally, 29 covered parking spaces can be constructed, and an orchard will be established to increase the attractiveness of the new residential area. The courtyard is a place where residents can meet, and there will also be space for fixing a bicycle or hosting a flea market.
